Should You Buy or Sell a Home Right Now? Let’s Talk About the Real Fears (and the Reality Behind Them) 🏡

If you’ve been paying attention to the news lately… you’ve probably heard a lot of conflicting opinions about the real estate market.

“Wait for rates to drop.”

“Prices are going to crash.”

“Now is the perfect time.”

“Inventory is exploding.”

“No one is buying.”

Honestly… it’s a lot. 😅


And for many buyers and sellers, the uncertainty feels overwhelming.

The truth is that today’s market is more nuanced than the headlines make it seem. There are absolutely valid concerns right now but there are also opportunities that many people are missing because fear is driving the conversation.

So, let’s break down some of the biggest fears I’m hearing from clients… and the reality behind them.


Fear #1: “What if home prices crash after I buy?” 📉

This is probably the biggest fear buyers have right now.

And while no one has a crystal ball 🔮, today’s market is very different from 2008.

Back then, many buyers were purchasing homes with risky loan products and very little financial verification. Today, lending standards are significantly stricter, homeowners generally have more equity, and inventory in many areas is still relatively limited compared to historical norms.

Could prices adjust in some markets? Absolutely. In fact, some already have.

But a dramatic nationwide crash across the board is not what most economists are currently projecting.

A better question to ask is:

“Does this purchase make sense for my life, timeline, and finances over the next 5 to 7 years?”

Because real estate has always been a long-term wealth building tool… not a short-term gamble.


Fear #2: “Interest rates are too high.” 💰

Rates are definitely higher than the ultra-low rates we saw a few years ago.

But here’s what many people forget: Historically speaking, today’s rates are actually fairly normal. The bigger issue is that people became emotionally anchored to 2% and 3% interest rates that were never meant to last forever.

And while rates impact affordability, buyers today often have more negotiating power than they did during the frenzy of 2021 and 2022.

In many markets, buyers are now seeing:

• More inventory

•Fewer bidding wars

•Seller concessions

•Rate buy down opportunities

•More time to make decisions

In some situations, that flexibility can actually outweigh a lower interest rate.


Fear #3: “No one is buying homes right now.” 🏠

Homes are absolutely still selling.

What’s changed is that buyers are more cautious and more selective.

The homes that are:

• priced correctly

• marketed properly

• updated well

• and positioned strategically are still moving.

The properties sitting for months are often the ones that entered the market overpriced or without a clear strategy.

This market requires stronger pricing strategy, better presentation, and realistic expectations… but that does not mean the market has stopped.


Fear #4: “Maybe I should wait until the market feels safer.” ⏳

Sometimes waiting is the right decision.

And I think this is an important conversation that not enough people are having honestly.

Waiting may make sense if:

• your finances feel stretched too thin

•your job situation feels unstable

• you may relocate soon

• you’re emotionally unsure about the move

• or you would be relying on unrealistic appreciation to justify the purchase

The same goes for sellers. If you don’t truly need to move, have a very low interest rate, and would struggle to buy your next home comfortably, it may make sense to pause and reassess your goals first. Real estate should support your life… not create constant financial stress.


So… what’s the real answer? 🤔

There isn’t one universal answer right now.

Some families absolutely should buy. Some sellers should move now before more competition enters the market. And some people genuinely should wait.

That’s why real estate decisions should never be based solely on headlines, fear, or pressure.

The first step is always sitting down with an experienced realtor you trust 🤝 someone who will walk you through the numbers, explain multiple scenarios honestly, and help you make the best decision for your situation… not theirs.

Because the right move is rarely about timing the market perfectly.
